Pre-construction anti-termite treatment protects a new building from below, before the floor and foundation are sealed off. This guide explains when it is done, why timing matters, and what to ask your contractor.

Most termite problems in buildings start in the soil. Termites travel up from the ground through gaps in the foundation and floor, so the best time to stop them is before that ground is covered by concrete.

Pre-construction anti-termite treatment does exactly that. The soil is treated while the foundation is still open, so a protective layer sits under and around the building once it is finished.

When pre-construction treatment is done

Treatment is done in stages as the building goes up, not in a single visit. The main stages are before the PCC (plain cement concrete) is laid, before the floor slab is cast, and on the perimeter walls during backfilling. Because each stage depends on the construction schedule, the treatment team needs to work with the site engineer so they are called at the right time.

What the treatment covers

The aim is to treat every point where the building meets the soil. That includes the soil surface before the slab is poured, foundation walls, column pits and the area around the structure. Missing one of these points leaves a gap termites can use later.

Questions to ask your contractor

Ask who is doing the anti-termite treatment and whether it follows IS 6313. Ask at which construction stages they will treat, and how they will be informed before each stage begins. Ask whether you will receive a treatment certificate and what details it will show. Ask what happens if a stage is missed or the schedule changes. Finally, keep the certificate with your building papers so you have a record if you need it later.

Pre-construction vs after-construction treatment

Pre-construction treatment is planned into building work and treats the soil before it is covered. After-construction (post-termite) treatment is for buildings that are already standing, where the team has to reach the soil by other means. For renovations where the structure is opened up, pre-construction methods may still be possible; if the structure is intact, after-construction treatment is used.
